What does the Treasurer do?

Collect Property Taxes: The Summit County Treasurer is responsible for the collection, distribution, and reconciliation of property taxes levied by all of the taxing entities in Summit County.

 Manage Summit County Funds: The Treasurer is responsible for the banking, reconciliation, management, and investment of all Summit County funds. Cash management and investment duties are performed in accordance with the Utah Money Management Act.

Title 59 - chapter 2 from the Utah Code/Constitution contains all provisions for levying and collecting taxes on both real and personal property. The County Assessor is the official who is responsible for evaluating all property at its respective fair market values for the purpose of taxation.

The Summit County Assessor's Office determines the actual values, also known as market values for all taxable property in Summit County. Market value has been defined by The Supreme Court as the sale price of real estate as agreed upon between a willing buyer and willing seller, with neither being under duress to buy or sell.

Assessed value is calculated by multiplying the market value with the corresponding assessment ratios: qualified primary residential properties are taxed at 55% of their assessed market value, while other types of real property are taxed at 100% of their assessed market value.

Summit County provides taxpayers with tax relief programs such as blind exemption, circuit breaker or disabled veteran. However, these values were not provided to us.

We have no information about whether any exemptions currently apply to this property. Therefore, the taxable value will be equal to the assessed value.

    There are three major roles involved in administering property taxes - Tax Assessor, Property Appraiser, and Tax Collector. Note that in some counties, one or more of these roles may be held by the same individual or office. For example, the Summit County Tax Assessor may also serve as the Summit County Tax Appraiser.
